Site Evaluation
The relationship of a house to its building site is an important aspect of the design phase. If you already own a site and have chosen an architect, K. Daniel Kenny will visit and walk the site. We will work with your architect to design a house responsive to your requirements, complimenting your building site and community by taking advantage of its natural features. If you have not chosen a designer we can recommend a few outstanding ones.

Design
The design process is a thoroughly enjoyable and exciting part of creating your own custom home. A design/build concept is developed a thorough discussion of your preferences, lifestyle and what is already known about the building site. Having your builder involved early on in the process ensures the best design is achieved with the best use of material and components in the most cost efficient systems available today.

Project Costing and Budgeting
While design is essential to the pre-construction phase, project cost estimating and budgeting are of utmost importance. The single hardest lesson to drive home is that budget wields a far sharper pencil than any other participant in the process. Having the design/build team in place before construction plans are completed will reward you, the owner, with big dividends. Input from the builder and specialty contractors decreases the cost and scheduling time of the project.

Project Management
K. Daniel Kenny & Co., Inc. strives to achieve peak performance using hands on site management, computerized project scheduling and job costing. We are also utilized to supervise and oversee landscape, hard/softscape and finish site specialty subcontractors. We feel that project management is the forefront of all successful custom home building projects.

Construction
The construction phase is the one of the primary responsibilities of the builder. The builder's site superintendent coordinates his crews and the specialty subcontractors to construct the owners home as per the design plans, taking into account any changes directed by the owner and/or designer.
